Cold-weather losses
Boise's winters bring regular freezes; NOAA's engineering weather data for Boise records about 78 freeze-thaw cycles a year. Frozen and burst pipes are a common cause of water damage, especially in exterior walls, crawlspaces, garages and finished basements with plumbing near outside walls. Irrigation systems that weren't blown out before the first hard freeze can also crack, and the damage often shows up in spring when the system is turned back on. Know where your main water shutoff is, and if you're away in winter, keep the heat on.
Snowmelt and basements
The National Weather Service describes Boise as semi-arid, with around 20 inches of snow in an average year, and most precipitation falls from November through May. When snow melts quickly or rain falls on frozen ground, water can find its way into basements and crawlspaces through foundation cracks, window wells and poorly graded soil. Keep downspouts discharging well away from the foundation, check that window wells have covers or drains, and make sure the ground slopes away from the house.
The City of Boise's code amendments set a 24-inch minimum frost depth for footings. Foundations built to code are below the frost line, but water that collects against foundation walls and freezes can still widen existing cracks over time. If you see water in the basement after snowmelt, have the source found and fixed before finishing or refinishing the space.
Finished basements
Many Boise homes have finished basements. When water gets into a finished basement, carpet pad, drywall and insulation often need to come out so the walls and floor can dry. Water can also travel under flooring and behind built-in furniture. Restoration contractors use moisture meters to map the spread; ask for the readings.
Drying in a dry climate
Boise's dry air can help drying in some seasons, but it isn't a substitute for professional equipment. Water inside wall cavities, under flooring and in framing needs air movers and dehumidifiers, and drying should be measured until materials reach normal moisture levels.
Crawlspaces
Crawlspaces can hide leaks for months. A musty smell, damp or fallen insulation, or high humidity indoors can point to water below. Wet insulation should be removed, the space dried and the source fixed.
Before you hire
Ask Boise restoration contractors how they handle frozen pipe and basement losses, how they'll document the job for your insurer, whether they bill the insurer directly, and whether they rebuild. Look up the contractor's Idaho registration with DOPL before you sign.
Water heaters and appliances
Water heaters in basements and garages, washing machine hoses and refrigerator ice-maker lines cause many indoor losses. A drain pan under the water heater, braided washer hoses and an inexpensive water leak alarm near each appliance can catch problems early.
