Water Damage questions, answered

How quickly does water damage need to be addressed?

As fast as possible. Water spreads into walls and under flooring within hours, materials begin to swell and weaken, and mold can begin to grow within a couple of days. Stopping the source, removing water and starting professional drying quickly limits the damage and the cost.

Can I dry water damage myself with fans?

Small, clean spills can often be handled with towels, a wet vacuum and good ventilation. Larger losses, water inside walls or under floors, and anything involving sewage or floodwater need professional extraction, dehumidification and moisture monitoring. Household fans alone usually leave moisture behind in materials.

Does homeowners insurance cover water damage?

It depends on the policy and the cause. Many policies cover sudden, accidental water damage such as a burst pipe, but not gradual leaks or flooding from rising water. Flood coverage typically requires a separate policy. Call your insurer promptly and read your policy.

What is black water?

Black water is grossly contaminated water such as sewage backups or outdoor floodwater. It can contain bacteria, chemicals and debris. Porous materials it touches usually need to be removed and discarded, and cleanup should be done with protective equipment.

How long does structural drying take?

Most drying takes several days. It depends on how much water there was, how long it sat, what materials are wet and the indoor conditions. Dense materials like hardwood and concrete take longer. Professionals measure moisture daily and stop when materials are back to normal levels.

Will my carpet have to be replaced?

Carpet wet with clean water can often be dried and saved if it's addressed quickly, though the pad underneath is commonly replaced. Carpet touched by sewage or floodwater is generally removed and discarded.

Why is drywall cut out after a leak?

Drywall wicks water upward and holds it inside the wall cavity. Cutting out the wet portion lets the cavity and framing dry and allows insulation to be removed if needed. In some cases, wall cavity drying systems can dry walls without removing drywall.

What should I do before the restoration crew arrives?

Stop the water if you can, make the electrical situation safe, photograph the damage, move valuables and furniture out of wet areas, and call your insurance company. Don't use household vacuums on water, and stay out of sewage or floodwater.

How do I know when my home is dry enough to rebuild?

When moisture readings in the affected materials match those of similar dry materials elsewhere in the house. Ask the restoration contractor for the moisture logs. Closing walls or installing flooring over materials that are still wet can lead to mold and failed repairs.

Can mold grow after water damage?

Yes. Mold can start growing on damp materials within a couple of days, especially in warm conditions. Fast drying is the best prevention. If you smell mustiness or see growth after a water event, tell the contractor; affected materials may need treatment or removal.
